The Southern River Precinct 1 area is generally bound by Warton Road, Lakey Street, Holmes Street and Garden Street with subdivision and development guided by five separate, but related, Structure Plans, as follows:
- Southern River Precinct 1A and 1D
- Southern River Precinct 1B
- Southern River Precinct 1C
- Southern River Precinct 1E
- Southern River Precinct 1F.
