The Southern River Precinct 3 Guide Plan covers 365 hectares of land bound by Southern River Road, Ranford Road, the Kennel zone, Passmore Street and the Southern River.
Town Planning Scheme No. 6 Amendment 110 was approved by the Minister of Planning and published in the Government Gazette on 3 May 2022. A report was presented to council at the Ordinary Council Meeting on 26 July 2022 to complete this process and finally adopt the DCPR.
The plan has been prepared to guide development of the area and to resolve regional and/or localised issues involving land use and infrastructure provision.
The plan has been prepared in accordance with the City's Local Planning Policy 3.3 - Southern River Precinct 3 Planning Framework to inform the preparation of amendments, structure plans and associated development contribution plans for the provision of shared infrastructure and land for public purposes.
Specific milestones are:
Technical studies undertaken to inform the plan (environmental, water management, traffic management, educational requirements).
Adoption by Council and endorsement by the Western Australian Planning Commission (WAPC) of the plan.
Preparation and approval of structure plans for Precincts 3A North, 3A South, 3B (in part), 3C (in part), 3D (in part), 3E and 3F.
Approval of Amendment No. 110 and associated Development Contribution Plan.
Guide Plan amended and adopted by Council to reflect approved structure plans over individual precincts and approval from the Minister for Planning on Amendment No. 110.
Engineering design and costing task undertaken to inform the DCP.
