The Southern River Precinct 3 (SRP 3) Guide Plan (GP) encompasses approximately 365 hectares of land bound by Southern River Road, Ranford Road, the Kennel zone, Passmore Street and the Southern River.
What is the main aim of the project?
The SRP 3 GP has been prepared to guide development of the area and to resolve regional and/or localised issues involving land use and infrastructure provision. The GP has been prepared in accordance with the City's Local Planning Policy 3.3 - Southern River Precinct 3 Planning Framework to inform the preparation of amendments, structure plans and associated development contribution plans for the provision of shared infrastructure and land for public purposes.
What has been happening?
Specific planning milestones/ initiatives involving the SRP3 GP are as follows:

Various technical studies/investigations undertaken to inform the GP (environmental, water management, traffic management, educational requirements).

Adoption by Council and endorsement by the Western Australian Planning Commission (WAPC) of the SRP 3 GP.

Preparation and approval of structure plans for Precincts 3A North, 3A South, 3B (in part), 3C (in part), 3D (in part), 3E and 3F.

Progression of Amendment No. 110 and associated draft Development Contribution Plan (DCP) for SRP 3.

SRP 3 GP amended and adopted by Council to reflect approved structure plans over individual precincts and direction from the Minister for Planning on Amendment No. 110.

Engineering design and costing task undertaken to inform the draft DCP for SRP 3.
